just bought a small (tiny) motel Hot Conversation

i would like to know if anyone has some tips or know a good site for ideas and problem solving.This motel is only 8 daily rentals and 5 monthly rentals.the monthly rentals we supply all kitchen, bathroom, bedding supplies and cleaning once a week

    The motel is in lac la hache british columbia canada .North of Vancouver about 5 hours. Thank you for the book idea .We are very excited .its kind of a buy our own job.

    I am not in any way a businesswoman but I recall a restaurant owner saying- “It’s not enough to analyze your  expenses and cash flow every week or every day but every hour.”

    I was looking through lots of posts and found one by Arlene Wright-Correll who owned a B&B/small motel at some stage. Maybe you could contact her through the private message icon here on VN. She does lots of posts. One is for her special roast potatoes she cooked for her guests.

    What types of problems solving or tips are you needing.. Better business have mentors who have experience to like fields and can advise you..  or.. your local women’s networking groups.  There is probly even a magazine for motel owners.. it seems there are mags for everything these days.  B&B owners may even have an organization to join. I’m interested in the types of problems ect.. I like to find things.

    I would suggest you blog your journey complete with pix. Go to blogspot.com and sign up.  People are interested in other people’s stories. Begin with why, where, pictures of now and future. Ask guests if you can tell their story and post a picture. Tell what you’re learning. Who knows, a year from now, you could have a blog turned book ala Julie & Julia. And regardless of that, you’ll have a chronicle of your journey…

    Sounds nice! What I’d really love is to own a B&B with someone else & provide the cooking….especially since I’m in culinary program, currently in pastry with goal of being personal vegetarian chef. GOSH, that would be fun!

      Where are you from, want to join up! LOL I love to bake also althought I’m not a pro. Mu specalty is tea breads, muffins & cookies, comes in handy for the breakfast! Keeping the place in shape would probably be hubby job?? Although he doesn’t know I would like to own a B&B?

    I see that all these enthusiastic posts are from those who haven’t been there, done that. We owed 12 units – an old roadside motel turned cowboy-cute in West Texas. For me decorating it was the most fun; being tied down was the least attractive aspect. Meeting the guests is the good part. Most are there to have fun and it’s infectious. You’ll get to be friends with some who come year after year. But, on occasion, there will be a guest from Hell; one who cannot be satisfied. Sometimes they are just under stress and some TLC will take their attitude on a 180, but there will eventually be one for which there is no fix. I (Rebecca from Sunnybrook Farm) thought it wouldn’t happen to us, but it did. It’s just a statistical brush with human nature. The standard with innkeepers is to apologize and refund – as quickly and politely as possible – as in “We are so sorry that this isn’t working for you (not up to your expectations, whatever) but we can see that you are unhappy and that is not what either of us want, so here is what you have paid and we really think you’ll be happier somewhere else.” At this point (assuming nothing you can do will help), you are asserting control on behalf of your other guests and your business. You are no longer trying to fix their problem, but asking them to leave. Just put this in the back of your memory for if and when. And lastly, know that pipes will only freeze when you are full; and find a brand of rubber gloves you love – because no matter what your business plan calls for, YOU will be making beds and cleaning bathrooms. Pay extra for fitted sheets that fit; for fluffy towels big enough for a man to tuck around his waist; and check into biodegradeable cleaning products. Except for the cleaning and the 24/7, we loved it; still have wonderful friends who began as guests. And one of our long time guests bought the Inn from us. It can also be a wonderful job for families.  And, yes, the books and credit card uploads MUST be done daily; and don’t get attached to the money collected for the taxman – your accountant can set up your books so that it accrues on a separate line and doesn’t make your checking account look fatter than it should. Have fun!

    We have owned and operated a twenty unit motel for almost nineteen years. First of all, every business is different and the bottom line is, do what works for you. Know your customers and their needs and be willing to offer what they require. Sometimes hospitality businesses offer everything under the sun and lack social skills or have no personal connection to those whom they serve. Since we are a small motel we have not been able to offer every new ammenity in the industry. We instead focus on the personal connection and the result being, that we have a large percentage of devoted customers that have stayed here for many years. The challenge, of course, is to encourage new customers to give us a try. Without the pool, fitness room, expnded continental breakfast, wifi, etc.. we offer clean, updated rooms, for a reasonable price. It has worked quite well for us over the years.I wish you all the best. Diane

      That is what we are thinking is that the personal touch will be the important thing to make this a success.Also the fact that we are not expecting to get rich  so i think the pressuer(i hope) won`t be as bad

    There are several magazines for B&B businesses that have lots of information and organizations, seminars, etc listed in the ads in the back.

    The first thing to do is identify the problems on a slip of paper even the very small ones and the big ones…….only then I can try to help. Many times we know what they are but the brain is storing up all that infor for nothing and then you get fustrated and confuse and many times we do not know which one is priorty, my advice, make a list of everything first…..
