FL Manufactured homes Hot Conversation

After visiting FL again to look at areas to retire to, we think we have settled on a communitythat have Manufactured homes. It’s a small community in Homosassa. We looked at many homes in gated communites that seemed too big and needed work. We don’t want that at this point in our lives and we would have nothing in common in some of the communities we visited. Anyone here live in a manufactured home or community in FL? This would be a 3 bd 2 bath home.

    I live in a 2009 1600sq ft 3bed 2 full baths M-home. Mine is in Mich. A retirement village. We have a  clubhouse with a pool inside. We also have a 10 person hot tub. Locker rooms with showers & dressing area, library, 300 person capacity for parties.  Nice  big streets. Folks around here use golf carts alot. We have many many rules. I just love it. Its managed very well, quiet, clean. Folks here are very nice. They look out for each other. We have a monthly newsletter. We have regular weekly events, cards, bingo, movie nights on the super big TV in the clubhouse. Pot lucks every other Tuesday night. We have a charter bus for out of state trips, in Sept we are going to Branson. I divorced in 2009, I live alone now. I feel very safe here. We have almost 300 people now, we are spread out enough to have a nice size yard, but close enough if you need help.  We have a “tornado shelter” in our clubhouse made of brick & stone with a big fireplace & generator.  We are on the outskirts of the city, very quiet & lots of trees.  I hope you find a nice place. I just love it here. :)

      Sounds as if you don’t have any problems with the house. This community sounds simular except the lots may be smaller and not as many people yet. Also not as many rules as some have that seem ridiculous. My brother-in-law lives in a community where everyone even competes with the type of golf cart they have and trying to keep up with one another, just much too upity. Well I’ll be moving from NY, so it will be a big change.

        My home is a shamrock style, 4/12 roof pitch, I have tile floors & carpet. 3/4″ drywall, a whirlpool tub in Mbath, A mud room in the back with washer & dryer, Furnace & hot water heater.  It has a 7 year warranty from manufacture.   I have 30yr Owen’s corning roof shingles, Thermopane tripple windows. My energy bills are reasonable. I’m happy with the home, I couldn’t buy a   new “stick built” home for $$85,000 with a two car garage, in such a nice neighborhood where I live. The rent is 350 per month. Includes trash, lawn service & snow removal. I pay no property tax. I have it insured for 100,000$$. Its a good decision for me.  Wish you the best.

        Sounds similar to this one in FL, except no garage, but instead they all have carports and include shrubbery and lawn. Don’t know if you said yours was a land lease or not, but this one is and the rent for the lease covers taxes, water, sewer, clubhouse and amenities. Now it’s a matter of picking out the model we want and the lot to put it on. I’ve read all about the building codes and they are pretty strict.

        How exciting.!  I really think when they have strict rules, it shows the integrity of the community. We have some places in town, that are plain trailer parks, they are not clean, or safe to live in.  We built a home in 2005, in a new subdivision, and a year after we moved in, the lot across the street was sold to a “redneck racist” idiot, with 5 kids under 12 years old. He made the next 4 yrs hell. We had no rules at all. The rules improve the quality of life for all here. At least I know what to expect from everyone. They even do a criminal background check on everyone in your home, who will live here. No pedophiles, rapist, felons. If you get convicted of a crime you will be evicted ASAP! We have 6 more lots open. We average 1-2 new homes a year.  My bank gave me the lecture about buying a manufactured home, but it is as solid as a stick built home. Passed the county inspection with flying remarks. Most important of all I am safe & I can afford it very comfortably. A 24hr handyman to help me if need anything. You can’t get all these perks living in a “regular” home in any neighborhood, unless its a million dollar gated place. I didn’t know anything about manufactured homes until I found this community. It’s not like anything I ever imagined. I bought my home from the community, if I decide to sell, they will take over the lease, I just walk away. They will resell it to someone else. Just transfer my name off the title & paper work. My neighbor just did that in May, he got a job offer in Tennessee, The community gave him the pay off & he transferred the title to them, his home appraised at 34,000 & they gave him 36,000 for it. Now someone else just bought it & will be moving in soon. I just wish I could move to a warmer climate. I will in maybe 5 years or so.  To many loose ends here & not enough $$$$. I’m almost done with college. I’m not looking forward to another winter. I really don’t like the cold. Maybe one day we could be neighbors.!  I hope you folks, get everything you want. A really nice place, with good neighbors. Please keep me informed on how your’e doing. That is a BIG move across the states like that. NY to FL wow. I hope it will be a easy transition for you. So nice that you have family there. Nothing more stressful than moving. At least you’ll be all set up before the snow comes.!  :)

    Hi,We in Fl., are hearing ,many gated comunities.Have families in them.

    Speeding teens in the parking lots etc.lately also.

    YOU MAY WANT TO THINK MORE ABOUT ,LIVING WITH THAT PROBIBLEM

      Yes, we looked at some of those with families, but we are going to a small 55 and over community and going down to pick our lot. It’s in Homosassa FL.
